RECORDING AND LAND EVIDENCE RESEARCH UNDER COVID-19:

Reservations are required in advance (401) 466-3200, see below.  Three people maximum. Masks are required.  Records after July 2020 are fully electronic, not paper.  Please bring an internet-enabled device and use our Wi-Fi to see recent records and for paper-free access to the indexes. We have one workstation available for those without a device. 

Records are now available online back to 2009, more will be added.  If you need a record dated 2009 or later, you may access it from IQS and you do not have to come to Town Hall.  https://www.searchiqs.com/RISHORE/Login.aspx

General Recording Information: 

The Town of New Shoreham accepts documents for recording Monday through Friday from 9:00 am to 2:45 pm.  We accept recording through the U.S. mail at:

When using Fedex or UPS, ship to:

         Town Clerk's Office
         New Shoreham Town Hall
         16 Old Town Road
         Block Island, RI 02807

Please do not ship with DHL, as the ferry charges the Town additional fees for shipping.

The Block Island Land Trust charges the purchaser a fee of 3% of the purchase price of all property transactions in New Shoreham.  Timeshare transactions only need pay one quarter of the 3% fee. 

Block Island Land Trust forms must be recorded with every deed.   The forms include Land Trust Certificate ACertificate B and Certificate C

The Form A must be filed with every deed. 
Certificate B is only filed when the transaction is exempt from fees.  To determinine whether you are entitled to an exemption, view/download Are You Entitled to an Exemption?.
Certificate C is filed when a corporation is a party in the transaction.

The fee schedule for filing deeds with Land Trust forms is as follows:

     Deed                           $84.00 for 1st page and $1.00 for each additional page
     Certificate A                   $6.00
     Certificate B                   $1.00
     Certificate C                   $1.00

The Rhode Island Conveyance Tax Stamp is $2.30 for each $500.00 or portion thereof.  A complete listing of recording fees may be found on the Recording Fee Schedule as of June 21, 2012.  

Checks for recording fees and tax stamps should be made out to the Town of New Shoreham.  Checks for the Land Trust fee should be made out to Block Island Land Trust.

Town of New Shoreham Launches Fraud Alert to Notify Property Owners of New Transactions
With Fraud Alert, you can sign up to receive alerts whenever a document, such as a
deed or mortgage, is recorded under your name. Documents can be viewed online or at
the Clerk’s Office.
